Our Steps For

Conducting a Phase I Environmental Site Assessment

  • 1. Initial Consultation

We begin by discussing your specific needs and property details. This includes understanding the property's location, history, and intended use.

  • 2. Site Inspection

Our team conducts a detailed on-site inspection to identify potential environmental concerns. This includes:

    • Observing existing structures and land use.
    • Identifying signs of contamination, such as spills or leaks.
    • Evaluating surrounding properties for possible environmental risks.
  • 3. Historical Research

We review historical records to assess past property uses that may have impacted its environmental condition. This involves:

    Aerial photographs

    • Fire insurance maps
    • City directories
    • Property deeds
  • 4. Regulatory Database Review

We access and analyze federal, state, and local regulatory databases to identify:

    • Any past environmental violations.
    • Records of hazardous material use or disposal.
    • Proximity to contaminated sites or landfills.
  • 5. Interviews and Documentation Review

We conduct interviews with current and past property owners, occupants, and relevant personnel. This helps gather additional insights into:

    • Property operations.
    • Previous incidents or remediation efforts.
  • 6. Analysis and Report Generation

Using the collected data, we prepare a detailed Phase I ESA Report. This document includes:

    • A summary of findings.
    • Identified environmental risks.
    • Recommendations for further action, if necessary.
    • Our reports comply with ASTM E1527-21 standards and NC DEQ guidelines.
  • 7. Review and Guidance

We walk you through the findings, explaining the environmental risks and liabilities. If no significant issues are identified, the assessment serves as a valuable tool for your real estate transaction or property development.

  • 8. Next Steps (If Required)

If environmental concerns are discovered, we recommend further investigation, such as a Phase II ESA, to assess the extent of contamination and potential remediation strategies.
