Cohesion Environmental Services provides our clients with high quality and timely Phase I Environmental Site Assessments (ESAs). We do the research, so you can concentrate on expanding your business.

A Phase I ESA is a document created for a property or real estate holding in the United States that identifies any environmental contamination liabilities, either current or potential. This environmental site analysis, also known as an ESA, typically takes into account both the property's physical improvements and the underlying land.

A professionally performed ESA report's primary goal is to determine whether past or present property uses have had an effect on the soil or groundwater on the property which may be hazardous to the environment or people's health. If these environmental problems exist, it is best if the lender and/or owner are aware of these problems prior to a purchase of the property.

 

Also, even if for good reason some of these problems are not discovered prior to purchase of a property, a Phase I ESA will allow for the property owner to be protected by the Innocent Landowner Defense under the Comprehensive Environmental Response Compensation and Liability Act (CERCLA) as long as the Phase I ESA was completed prior to purchase of the property.
